Sorry,I can not find a villa for you, but…………..
I would like to share a short story with you.
A friend of mine rented a huge villa last year in Khalifa City B. Rent was Dhs 180.000. A couple weeks ago she got offered Dhs 75.000 from the real estate agent when she vacates. Why? Because now the agency can rent out the same villa for Dhs 450.000 and the agent would like to cash a fat commission.
Guess this little story tells you all. Anyway, the best chances you might have in Shahama , Al Raha or Baniyas. There is nothing else you can do than to visit real estate agencies, check the classifieds in the papers and let EVERYBODY know what you are looking for. Also check for “Expats leaving” when they try to sell their furniture. You’ll find their adds and phone numbers in the paper under classified and on the black boards of Spinney’s and Abela’s. Call them. You might get lucky and somebody is moving out of a villa and the house is still vacant. You’ll never know.

honestly, you would be lucky to find an apartment with that budget in Abu Dhabi right now. The market here is absolutely insane, prices are on another planet.

450k + for on island villas
Not trying to rain on your parade, just be realistic.
